Trailside Apartments
Formerly known as The Quarters.
Trailside Apartments was acquired by the University in 2025 and sits on the west side of campus across Hudson Road near the McLeod Center. It is home to upper division students living in apartment-style accommodations, offering 4-bedroom apartments. The apartments have fully-equipped kitchens, so meal plans are optional. To be eligible, students must have at least one year post high school experience (2nd year+ student). Trailside is open year round, offering students an air conditioned option (and a pool!) during the summer months.

Q&A
- Why did you change the name to Trailside Apartments?
As part of the purchase agreement, UNI was required to change the name, since "The Quarters" is a Tailwind Group brand. We will be making the transition to the new name over the course of the remainder of the spring semester and summer.
- What happens to the students who have already signed a lease for 2025-26?
UHD will honor those lease agreements of those who meet our eligibility requirements. Anyone who has signed a lease for 2025-26 will have until February 28, 2025 to cancel that lease agreement if they so choose. Any prepaid amounts will be refunded.
- Will the rent go up?
UHD will honor current lease agreements. Future leases will be at a cost of $515/month plus the cost of utilities and other fees such as furniture rental and reserved parking as applicable.
- How are rent payments paid?
For 2025-26, rent and utilities will be invoiced by the semester via U-Bill. Monthly payment plans are available.
- Who is eligible to live at Trailside Apartments?
August 1, 2025 - July 31, 2026: those with future leases signed prior to 2/1/25* + students with at least one year post high school experience (2nd year+ student)
August 1, 2026 forward: students with at least one year post high school experience (2nd year+ student)
*Students not enrolled in UNI, Hawkeye Community College or Allen College are not eligible.
- Are the apartments furnished?
Apartments will not be furnished for 2025-26 unless otherwise noted in your contract. Those that are furnished include: couch, side chair, coffee table, tv stand, end table and 4 bar chairs; plus each bedroom has a bed, desk, desk chair, night stand and dresser.
- Do I need a UNI parking permit?
For 2025-26, a UNI parking permit will be required. Students can purchase a C, B or BP (B Preferred) permit to park in the Trailside lot. For more information, visit the UNI parking office website.
