The University of Northern Iowa acquired The Quarters Cedar Falls in February 2025. This housing option will be available to students beginning Fall 2025 (all units are currently leased for Spring/Summer 2025). Refer to our Q&As for information on contracting to live at Trailside. Q&A

Can current 2024-25 The Quarters leases be canceled early?

Current residents should refer to the terms and conditions of their original lease agreement for information on cancellation.

What happens to the students who have already signed a lease for 2025-26?

UHD will honor those lease agreements of those who meet our eligibility requirements. Anyone who has signed a lease for 2025-26 will have until February 28, 2025 to cancel that lease agreement if they so choose. Any prepaid amounts will be refunded.

Will the rent go up?

UHD will honor current lease agreements. Future leases will be at a cost of $515/month plus the cost of utilities and other fees such as furniture rental and reserved parking as applicable.

How are rent payments paid?

Rent will continue to be paid monthly. Invoices can be paid online at paymyinvoice.uni.edu. You will need to enter your Customer ID and Invoice Number (both found on the invoice) to make your payment. If paying via check, please make checks out to University of Northern Iowa.

Who is eligible to live at Trailside Apartments?

Through July 31, 2025: all current lease holders
August 1, 2025 - July 31, 2026: those with future leases signed prior to 2/1/25* + students with at least one year post high school experience (2nd year+ student)
August 1, 2026 forward: students with at least one year post high school experience (2nd year+ student)

*Students not enrolled in UNI, Hawkeye Community College or Allen College are not eligible.

How do students contract to live at Trailside Apartments for 2025-26?

Students currently living on campus: There will be a waitlist, similar to the waitlists for the other dorms and single rooms. Waitlists will be available as timeslots open in February. Students must select a room on campus and agree to the terms and conditions (as applicable) before they are eligible for this and any waitlist.
Students not currently living on campus: You must complete a new contract through the housing contract portal. Once room selection opens, you must first pick a room elsewhere on campus and finalize your housing contract. Then the waitlist will be available to sign up.
Current The Quarters residents: If you have not already renewed your lease, then you must complete a new contract through the housing contract portal.

Can I relet my apartment?

Yes. Refer to your lease agreement terms and conditions and email housing@uni.edu to make arrangements. Any new residents must meet the future eligibility requirements.

Are the apartments furnished?

Apartments will not be furnished for 2025-2026 unless otherwise noted in your contract.
